Stamp duty & registration calculator
Estimate the stamp duty and registration charges on a property or plot by state. Pick your state for a typical rate, then edit it to match your city, gender or property type.
How stamp duty works
Stamp duty is a state tax on registering a property. It's charged on the agreement value or the government circle / ready-reckoner value — whichever is higher. Registration is a separate charge, usually around 1%.
- Stamp duty = property value × the state's stamp-duty rate (typically 4–8%).
- Registration = property value × ~1% (capped in some states).
- Many states give women buyers a 1–2% concession — edit the rate to reflect that.
Rates here are approximate, editable defaults for planning. They change with budgets and vary by city and category — always confirm with your sub-registrar or a lawyer before you transact.
Stamp duty FAQ
How is stamp duty calculated?›
It's a percentage of the property's agreement value or the government circle value (whichever is higher), plus ~1% registration. This tool multiplies your value by the rate you set.
Is it the same in every state?›
No — roughly 4–8%, varying by state, city, buyer gender and property type. Treat the defaults here as a starting point.
Do women pay less?›
In several states women buyers get a 1–2% lower rate. Just edit the stamp-duty % field to match your situation.
