How it works
It's the cost calculator in reverse. Instead of size × rate = cost, it does:
- Buildable area = your budget ÷ the per-sq-ft rate for your state, city type and finish.
- A cheaper finish (Basic) gives a bigger house; Premium/Luxury give a smaller, higher-spec one for the same money.
- The rate is tuned to your state and city, and brought to current-year pricing — the same engine behind the full report.

Does the budget include land or registration?›
No — it's construction cost only. Land, external works, GST and stamp duty / registration are separate. Budget about 10–15% extra for those.

Standard is a safe middle. Basic stretches your budget to a bigger home; Premium/Luxury give a smaller, higher-end build for the same money.
