- Location: labour + transport + material availability differ by state/city.
- Terrain: hill areas often need retaining, extra detailing, tougher logistics.
- Finish level: tiles, sanitary, doors/windows, paint brands move costs a lot.
- Floors: multi-floor homes add structural and staircase costs.
- Parking/stilts: reduces finishing cost on ground, but structure remains.
- External works: boundary wall, gate, paving, sump, septic, landscaping.
