How SimpleHome helps with India house construction cost planning

SimpleHome is a free India house construction cost calculator per sq ft. It is built for families who only know their plot size, number of floors and location. In a few seconds, you get a rough building cost, a simple cost breakup and approximate material quantities – just enough to have a focused discussion with your architect, engineer or contractor.

🧱 How the calculator thinks about rates

The calculator uses simple thumb rules that architects and engineers often use when giving a first ballpark figure:

  • State wise base rate for low-rise RCC houses
  • Small adjustment for metro / Tier-2 / rural / hill areas
  • Different feel for basic, standard or premium finishes
  • Parking / stilts on ground floor reduce finishing cost on G

These numbers are not a quotation or BOQ, but they reflect a realistic starting point for house construction cost in India.

FAQ – what this tool is and isn’t
Is this accurate for my exact project?
No online calculator can replace a detailed estimate from your architect / engineer. SimpleHome gives a realistic rough figure based on state-wise rates and city type so you are not guessing blindly.
Can I use this for bank loan, tender or contractor agreement?
No. Banks, contractors and government tenders usually need item-wise estimates, drawings and signed quotations. Use this tool to plan your budget, then get a proper estimate from a qualified professional.
Why does cost per sq ft change between states and cities?
Material prices (cement, steel, sand, bricks), labour and transport differ by region. Metro and hill areas are usually costlier than smaller towns. That is why the calculator applies different state base rates and a small factor for metro, Tier-2, rural and hill conditions.
Can I plan G+1 or G+2 with parking only on ground floor?
Yes. You can choose whether the ground floor is a full floor, parking with small rooms or only stilts parking. The structure still exists, but finishing cost on G is reduced.
